The owner has told me that the price listed above is a starting price. Also since this is the high season the owner wanted to list the apts. at a higher amount hoping to make a good profit. Any serious CRT members can pm me or e-mail me for the bottum line number. The property is insurable and is in a great location. The property sit in front of a gated housing devel. in which the houses range from $3-400,000. If anyone know Bareal,Heradia and where Casa Blanca Deve. is the Apts. are 300 meters from Casa Blanca. Also the micro bus is set up with turism licence and can be had for $10.500.00. I would include an image but i don't know how. E-mail me and i will send pictures of Apt. and or Micro bus.

If the apartments are a year old, that means the guy who had them built was paying top dollar for building materials. Last year the price of building materials was going up almost daily; today they are more stable and even going down a little. The owner could have some serious sunk costs from which he will not be able to recover for several years.

I agree with the other number crunchers, a buyer could not break if that price was paid. Also, if the gross income of the property is 3200 for the eight-plex, then the average price of an apartment is $400 a month. Depending on the condition and location that could be a little high for an unfurnished apartment. I don’t know Barreal de Heredia very well.

The prices of real estate here are grossly over inflated and as Steven1 suggests, the bottom probably is about to drop out of the market. It has certainly tanked in the resort areas.

If I lived there I would like to have that bus with the license. Think of the money to be made if you drove CRT members to and from the Airport, not to mention around the DR area. :D :D :D

I wholeheartedly agree. Remember, CR is bout a year behind us in this real estate debacle. Imagine buying US property at this time last year. Still too much room to fall. And wait until the wave really hits. The CR banks start taking hits, etc. It may not be the calamity we have but it will be bad. Especially since too many CR projects were sold too high in the first place.

The owner has given me a price of $380,000 on the Apts. and $10,000 for the micro bus. He said these are the prices to CRT members. Pm or e-mail me if anyone is interested.

That is $47,500 per unit. An investor can pay less than that for a three bedroom two bath house with a two car car-port, near San Jose. Houses like that rent like hot bread for around $500.

May I enquire as to the basis of your assessment? I was in real estate and an appraiser, and income property analyst in S Florida but by no means knowledgeable in Costa Rica, but an apartment complex in the upper middle class area of Heredia should always generate revenue.

$400k sounds excessive, 300k ish is where it probably belongs and maybe lower, I'm guessing with the minimal info we have here, but it can't possibly fall to 40k unless you're joking. I'm betting on that building holding steady at it's proper assessment, but expensive condos all over the west coast are taking their rightful speculative value hits and it certainly ain't over ...
