Not to take away from ID because he's right, but anyone seriously considering purchasing property in CR better do a ton of research. My gringos foolishly assume that they are operating under a system similar to US real estate market. It could not be further from the truth. I can't say it enough, research, research, research. It will pay off in the end.

Probably more important than a good realtor...is a reliable responsible lawyer to do due diligence...though I'm not sure any really exist in CR. The public register is rife with problem titles and missing documents. If you buy a property there...make sure it is a clean one. Dont let a crooked attorney convince you he can "Clean up" existing problems in a hurry. There is about a 6 year waiting line to hear cases in the courts regarding problem properties.

And yes, while there are crooked or dishonest gringos doing real estate representations in CR...I wouldnt trust a Tico any further. Its a matter of the person...not their nationality. The typical commission rates in CR were 6% in the valley...and 10% if at the beaches or outside the San Jose area more than an hour. But it is probably correct to say it would take 6 months to know and understand the CR market and make your own best judgement.

These pointers are great and the reason if i do buy anything I will definetely have a local reputable bank (BCR or simliar) write as much of the loan as possible even if at a higher int. rate to lessen the risk. It will be in their best interest to help me get a clear title and legit. deal since they will be the ones holding the note.

Great advice, guys, but I wish I had six months to live in CR! Unfortunately I don't have that luxury, so that's why I was fishing around for contacts during my last trip.
