all depends on where you live. But trust me I have damn near melted more then one time in a house in SJ where multiple fans wouldn't give you one second of relief. The central heat would not be a nescisity but if your going to put in central air why the hell wouldn't you have a heat strip?? Also you might be accustomed to hotter temperatures then I can stand when indoors. Every time I have visitors from central america they complain my house is freezing and my AC is only set on 74. To each is own but I wouldn't be buying a condo without it.

Hard to imagine someone who keeps his AC set at 74 in the states would find that fans would not provide relief from the heat in San Jose. Costa Rica is full of micro climates that change dramatically within a few miles depending on the altitude. Some places in the mountains of Escazu require a fireplace where a few miles away in Santa Ana AC is needed. San Jose itself has no need for AC or heat with an average temperature range of about 65 to 78.

They are known for selling untitled lots. They have the land subdivided, it is professionally blueprinted (or whatever you call it), but they haven't legally divided the land. Since they've not legally divided the land, they can sell the lot to many people during preconstruction sales while they claim that the infrastructure is going to be installed. They purposely delay infrastructure, make a lot of excuses all the while selling lots and then as people start to complain, the whole operation folds and leaves town. Imagine how much money you can make selling the same lot to 20 people.

This is the typical scam in CR as well other countries.

Get yourself a lawyer, get 2 lawyers and be sure you are getting a legal lot that is titled at purchase time. Get very involved and don't be afraid to show that you don't trust anyone right from the beginning.

Excellent advice. Lawyers (abogado's) are not very expensive in CR, and it's always good to have 2 different CR lawyers in your hip pockets. Definitely worth it IMHO, ESPECIALLY when it comes to real estate acquisition.

This RFI is for a friend here in the states that is looking at various Real Estate options and CR is of intertest as well the Hamptons.

I will say this group(WAM) is very aggressive in the sales approach and have all the pretty 4 color brochures and supposed allinances with Stewart Title and other American companies.

Something just didn't smell right here, and after a few days of research I started questioning things. The answers were vague to my questions and when they assured me that they could show prior clients reaping 50% gains on lots in a 18 month period well.....

Think I'll tell my friend buy that house in the Hamptons and lease it to BondTrader for the summer
