The source was a reliable commercial real estate broker (tico) who is involved in the transaction(buyer side).I am shopping for some small commercial property to lease in the San Jose area for a charitable effort I am putting together.Businesses are often sold for strange reasons, at strange times.In the 5 years I sold commercial property in Vegas, I have sold small casinos, bars, strip clubs and even brothels that were money printing machines.You never totally know a sellers motivation.Or could be a tico trying to impress a gringo client. But if it is a story,it is an incredible amount of detail for a story.

In Costa Rica that is an oxymoron ranks second only to honest competent abogado.

I had a drink with Greg yesterday. I asked him about these questions.First he said "The Del Rey is ALWAYS for sale". I'm not sure what that meant,but the last price I heard was $21 million. Imagine yourself buying the DR for that price and the Government passes a law making prostitution illegal. Oops there goes $21 million. Next he said that they used a professional marketing company for the e-mailing of customers to stimulate some rainy season business.He acknowledged that the cc ing of all the other potential clients was a mistake.

And that backs up what I heard from the tico broker.Most entrepreneurs will say the business is always for sale, if the price is right.Just a matter of wether the right price is what the property is worth to the buyer.$21 million is a very good price, if he would cut it loose for that.The property due to its location has alot of value for other purposes. So if prostitution did get banned, really not out more than a million or two.Small potatoes for a commercial investor. But as well as it runs now, better to hope it stays in current hands.So no one gets the idea to turn it into a family resort or something.

Interesting:

I received an e-mail from a resort club today inviting me to come and see the units they had available. The location is Costa Rica. Considering for the last two years I've been shopping condos and apartments not a big surprise. The interesting thing is in the carbon copy section was the same set of e-mail addresses all starting with the same letter as my first name that you would find on the supposedly mistaken mailing of the Del Rey's promotion. Either the promotional company is using the Del Rey's listing to promote their other clients are one of the recipients of the mailing list decided to make use of it.
