The answer is that the room will show as “Sold Out”, if it was booked online and the room will not appear at all (Unavailable) if it was booked by telephone or email. This happens because the reservation/front desk staff takes the rooms out of inventory manually. In both cases the rooms are reserved, just by different methods.

Thanks for the explanation! What started as a curiosity, turned into a lot of theories. Great clarification.
When I booked my room, I didn't enter that "Promo Code," but otherwise qualify. Will I still get the 35% discount? I was simultaneously booking airline ticket and room, so I didn't pay attention to all the details.
