Forget coffee. Forget eco-tourism. Forget $20-a-week ladies of the night. Costa Rica has a new main attraction and it's taking the Greater San Jose Area by proverbial storm.

Doc Brown's, located in the heart of gorgeous Sabana Sur, just outside of San Jose in Costa Rica, is serving up incredible gourmet burgers to hungry Ticos, Ticas and anyone else with money to spend.

Prospective buyer FAQ’s and FYI:

REASON FOR SELLING: We are expecting our first Ch*ld and my wife is the chef. This is the time for the next chapter of our lives. We are both committed to family and a balance of life. We are basically trading one baby for another.

DEBT: This is a debt free establishment. We own all of the equipment and fixtures, artwork, materials and branding.

OFFER TO TRAIN/TRANSITION: We will negotiate a fixed transition and training time upon a mutual agreement based on a skills assessment of the new ownership.

OPERATIONS MANUAL: This is a foot-printed concept with a fully comprehensive ops manual that covers all aspects of the business with full training material, recipes, marketing tactics and strategies, purchasing logs and procedures.

LIABILITY OF LEASE: The lease if fully transferable with a 3 year minimum and up to 10 year maximum term. With full options to renew. The current lease is $800 per month. The current rate with transfer as well. A copy of the current lease will be provided upon request.

EQUIPMENT/WARRENTY & MAINTENANCE: The depreciated value of all equipment will be listed in a separate appendix. Records of all the preventative maintenance scheduled will be furnished along with the extension of the warranty. The current warranties have been negotiated for transfer with the vendors and are set to expire 10/1/2010 on all equipment. All other fixtures will be sold “as is”.

EQUIPMENT LEASES: N/A

CONFIDENTIALITY: All prospective buyers will be required to sign a confidentiality agreement for any and all material requested for review. Specific segments of the business will be disclosed however specific “leave-behind” material will not i.e. recipes, procedures, marketing strategies etc.

QUALIFIED BUYERS: Before writing an offer, Doc Brown’s requires the Buyer to complete
a “Buyer’s Profile” containing the Buyers work history, a personal financial statement, and credit
check authorization, along with other critical information.

CASH ON DELIVERY: All too often the vendors discover the restaurant is for sale either through the publication process or through the transfer process. Eventually, the Seller should expect to be placed on cash-on-delivery terms with all vendors until a new credit application is delivered to the vendors.

The Brand you are buying!
• We are located in a premier business district with access to a large American consumer base with greater than average disposable income and by virtue a demand for our product and brand. The location has an aggressive rent and a lease term of 3-10 years.

• The Brand is a fully functioning and replicable foot print with a low initial investment and start up cost for replication and expansion. All supporting material is available for the build out and concept cost.

• The foot print of our brand along with the demand and a turnkey operation with a fully developed ops manual makes this a great concept for a future franchise development kit.

• This business has experienced a positive cash-flow from month one with sales trending up each and every month at a rate of about 5-6%. We forecast this business growth to sustain its current growth pattern for the next year before leveling out.

• Expansion opportunities! We have identified an expansion opportunity that will create a double the sales impact we are currently trending. We have a fully planned and budgeted option to add delivery. The delivery scale builds in an addition 60% gross profit opportunity on the cost of the delivery charge itself. Our sales forecast would indicate the delivery model available to our core demographic in a very limited radius would help us reach an additional 7-10 thousand consumers. This strategy coupled with an ala carte menu anchor with a price forward strategy will help us create a better competitive perception of value without cannibalizing our current dine in customer base.
Other business growth opportunities:
o Our current neighbor is under construction to add a 5,000 sqr. ft. night club that would afford a strong opportunity for late night business.
o Our second opportunity for future growth exists in the development of the new Torres del Lago condo development directly next door will house an additional 300 residents affording more opportunity for lunch and dinner.
o The new I.C.E building will provide another 1500 employees scheduled to open in May.
o Lastly with the development of the new National Stadium at the park directly north we anticipate an additional growth of foot traffic to stimulate both lunch and dinner sales.
o There is also a seemingly large demand for an early morning food option. We have not yet branded a strategy to keep our identity whole and exploit this opportunity.

o Liquor license availability.
o The new road construction has recently given way to more visibility and traffic.

As for clean restrooms and napkin size....it is gringo owned and operated. I am sure that answers both.

Burger prices.....3000 colones (6 bucks).

As for becoming a sponsor....I really do not know the ins and outs of the site here and as I am looking to sell, I wouldnt want to sign up the next owner for something on my way out. I am sure you can understand.

yeah, we had a corner burger joint in barrio independencia in south cali that offered a burger plate with fries for about that price......I was surprised to see the amount of business they did considering the neighborhood/household income levels....


ought to be easier in CR.

anyway, maybe the napkin question is answered with gringo ownership...but that won't automatically qualify the conditions of the heads.

Like I said, I would be happy to provide financials to anyone interested.

Whoever decides that they would like to take advantage of this offer, I am happy to spend an extended period of time with them at the restaurant to show them how it works and the numbers it produces.

Doc Brown's has been sold. And the new owner is a life time VIP member. Any vip member will be given a 10% discount on all items that are not invovled in a promotion. And this place does have the best burgers in town. I have been living in CR for 3 years and could not find the type of burger i got back in the states. Once i tried one of the burgers i bought the place a week later. So CRT come on in and get the best burger in town. We are just down from the AM PM.
