I need help. I bought a house and the sellers are messing with me. I need an attorney that can go after theses people both criminally and protect me civilly. I live in La Urica. If anybody knows a good english speaking attorney please reply. |

I have used this attorney for several matters. This law firm quotes higher prices but they are known to get things done. You can negotiate. I would not try to get anything done here criminally and focus on your $$$ only. Usually, you will only make yourself a target by using the non-existent criminal system here. I think that the legal issue related to these matters are quite costly here and that's the people prefer to rent than buy the house. Though there are a couple of problems associated with the renting too but it seems to be very less as compared to buying. |

I see the rent don't buy statement many times on this board and I wonder how many of these posters have any personal experience in ownership. If you use the same common sense you would use in the USA you probably won't have a problem but if you pay cash, don't use a lawyer you have researched, try to steal something at way under its value, use the sellers lawyer or just basically think you are smarter and wiser that the Ticos you are dealing with then you are in the same league as those buying Florida swampland or Arizona coastal property and ownership here will result in a nightmare fore you... Otherwise buy, buy, buy ....the market is great and a good place to invest wisely |

That rent, don't buy rubric holds true I think for the great majority of folks coming down with stars in their eyes and no understanding of the CR legal system or culture. There are some few who have done well but they are very much the exception. Those folks who will make money in RE in CR or elsewhere know very well that selective bargains abound, will do all the due diligence and thus don't need the admonition to buy--all the others are lambs to the slaughter. This also holds true in the US--folks in general were oversold on home ownership especially buying way more house than they could afford from current income and without counting on what turned out to be illusory future appreciation. This also doesn't take into account all the skeevy financial products used to fund these purchases. This issue was debated ad nauseum here last year. Top-to-bottom, side-to-side a morally and in some cases physically corrupt system built on a very shaky premise--that ownership of and by itself was a good thing. |

It takes a lot more than common sense. I have known real estate brokers who have been taken to the cleaners down here. There are a ton of ways you can get screwed, and you have essentially NO RECOURSE if things go wrong. If you have to go to court, you have already lost, even if you are in the right. The legal process here moves at a glacial pace when it moves at all, and unless you want to try bribing a bunch of judges, chances are you'll spend years waiting for resolution. And forget title insurance, they are down here but are not regulated locally and do a lousy job. You might get some satisfaction suing the US corporation, but do you want to spend your life in lawyers' offices? |

I'vve been here for a few yrs. Me and my friends have our fair shre of bad lawyers and good lawyers. The bad ones are nothing better than the scum who kill for to rob a mobile phone, the good ones are cheap, with great services and have very good contacts to make it works. The most important thing I learned: Among those lawyers who walk around in suites and ties, drive the latest model SUV's, have an impressive office, you can find the worst of the bunch. In the other hand, there are good lawyers who are willing to help those who need help, foreigners or not. We are still investing and making new business here. We believe it's worth it and doable, especially with what we have learned in the past 10 yrs. |

I had a real estate closing with the Facio people in Escazu, they're very professional thorough and pricey. You can get into more problems on the buy side of a deal. For sure, never use the seller's attorney. But like my pal back in the U.S. says, "you pay peanuts, you get monkeys". Actually, there are other good lawyers here who aren't very expensive. Sometimes you'll need to hire a second one to check on the work of the 1st one. |

Don't forget, sometimes you get some fancy lawfirm wihwith everyone speaking fluent English, and charge you an arm and a leg for really shity work. Meanwhile keep trying to rim your ass and wring you dry any time they see the chance. Paying more does not guarantee the quality of work. Much like our mongering experiences,... |

I can not agree more. I have a lot of personal experience, and Costa Rica is not a good place to buy for many reasons. It takes a lot more than common sense. I know real estate has been taken to the cleaners who the agent down here. |
