I would say if you bought it together then 50-50 is the way to go offering a fair deal in the begining will show a judge should it go so far, that you were trying to be fair from the start. Also do not let your emotions have a say in any negotiations.... think of this as a business transaction and you might end up with more than you would have thought. Feeling like you have to screw your partner to make yourself feel better about her screwing around will only cost more in attorneys fees and possibly bite you in the a** later. IMHO

Most states in the US treat division of assets on a "no fault basis" meaning whatever she did to cheat on you will not affect the outcome of the division of assets. Of course a judge or jury will be affected by the story but legally she was you business partner so Its best just to be fair and offer her whatever percentage she put up to help buy the property

You need a lawyer not some crap from this bunch

He has no equity in the house...so no he does not need a lawyer that would be a mistake unless you know the type that work for free.

He just needs to bail if there is no equity just move out and move on. Seems simple enough.

Did I mention their was little to no equity in the home?

You could Quit claim the deed to her but you would still be on the hook for payments unless she re-fi'd the house, or the Lender would remove you (very unlikely).
