..And who exactly owns the underlying property? And what is the land rent? And how much is it going to go up at lease end? And are there escalator clauses in the current rent? And does the property owner have a "deal-killer" clause in the lease about having a say over who rents it? And? And? And? There's so much unsaid that a Del Norte wouldn't think to ask, even a veteran US club owner. This ad is custom-made for North American fools and I assume it was posted here as some kind of joke. Brother Thirdworld or other CRT business owners--want to chime in here? |

Paco, is it still (or again)? How much are they asking now? At least this place is going for a much more affordable amount, even if it isn't so conveniently located for all of us. -------- JB, those are all good questions. The ad DOES say its a must SEE and to contact him for more info. Although, if it were me, I'd want to see the actual contracts myself rather than rely just on his word. I'd also want to see the place in actual operation rather than just believe him when he says it has seating for 100 and that it is normally full when it is open on weekends. Maybe it is full on those nights, but I'd want to see if it was just filled with poor local tico guys who were sipping their drinks very slowly so they could have a cheap show. As it stands, as just a little blurb on e-bay, one WOULD have to be a complete idiot to make a binding bid without at least trying to find out more first. At this time, he has actually received 8 bids with the top one being $30,100 and with just over 5 days left in the bidding. He says he has $50,000 plus sweat invested in this place. I don't know much about e-bay. I see that the guy who posted it has a perfect reputation as a BUYER on e-bay for whatever thats worth. What happens if the bidding doesn't go any higher than the current bid? Is he committed to having to sell the place at a loss? He didn't seem to put any minimum in there or else the bidding has gone above it. One last observation. I was wondering where Tiara Guanacaste was. Is that near the hot tourist beaches like Flamingo or Tamarindo? If so, this could be a great deal if it can pull in gringo tourists with lots of money to spend. Or it could be a good place for us to check out as monger tourists if we're ever up that way, as many of us often are. Well, according to that link it appears to be a typo in the ad that should have read TILARAN. For those who don't know where that is, it is a decent enough small town located at the western end of Lake Arenal. That is a long bumpy ride on the opposite side of the lake from the populat Arenal Volcano and La Fortuna. It is also a long distance from the other popular tourist destination in the area, Monteverde. And it is a LONG way from those popular Guanacaste beaches. The Tilaran area does get some tourism from windsurfers and fishermen, but it is not what I'd call one of the tourism hot spots in CR (although it is a nice area and probably should be). That means all of the bar's business probably comes from local ticos, or at least the vast majority of it. According to Wiki the population of the Tilaran Canton is just under 20K which probably explains why he doesn't get enough business to open on other than weekend nights. |

Even if you can iron out the details of the lease to your liking...would advise against it...Tilaran isnt going to be a gringo sex tourism mecca any time soon... He did get 8 bids though ![]() ![]() ![]() |

Hey...it's down to 49k! It also comes with an ice machine! I noticed that the ad said topless , not nude and no mention of back rooms to bang the little juice drinkers. Wouldn't mind nailin' the waitress and the babe in the black dress on stage...they looked good enough. |

From the pictures there's no side rooms for private action, but it looks newish and turn-key. If the sale goes through cleanly and the staff stays, somebody should do OK--or "clean" some cash anyway. Didn't mean to "ditto" Brother Shawn...We were writing at about the same time. 2 great minds with but a single thought. |

From everything I've seen of tico spending habits in strip clubs, those back rooms would not get much if any use. Spending lots of money in strip clubs is more of a gringo thing. However, if you really thought that was a good idea, I'm sure it wouldn't be a hard thing to partition off a few square meters of the club in the back. Or, if you had supervisor-staff "conferences" more in mind, I'm sure you'd find time to bang them right there on the stage or on the bar if you wanted to since the place is closed 5 days out of 7.

Re: the ASKING price may be $49K on the RE website (and who knows how long the owner has been trying to sell it at that price), but it looks like it will wind up going for much less. Those e-bay auctions do have a way of jumping up quite a bit at the last minute, however after 28 days of open bidding (and only 2 more to go), there have only been 10 bids and the highest so far is now at "only" $30,200. |

The only big problem I see with this set-up is that it's in the middle of nowhere. It's obviously not a highend club and I doubt ANYTHING in there costs very much dough. Ticos most certainly WILL pay for poosie as long as it's cheap. I see them taking girls at Le Grillion every time I go there. It's possible they are given a break on the 16k that we pay for 20-30 minutes of fun and they only care about bustin' a quick nut anyway. If that club-for-sale was on the other side of the mountain , anywhere near La Fortuna, it might be a good deal for someone who would have the doors open 6 days a week. JMO. |
